По инициативе дирекции курортного района «Имеретинский», входящего в группу «Базовый Элемент», команда Агентства стратегического развития «ЦЕНТР» совместно с китайскими архитектурным бюро Turenscape в апреле 2016 года принялась за разработку концепции развития прибрежной территории между рекой Мзмыта и основными олимпийскими объектами. Данная территория с точки зрения своего потенциала могла бы решать больше задач, чем сейчас. Одна из них — связь Адлера с Олимпийским парком. На сегодняшний день набережная используется фрагментарно. Такое устройство территории не приглашает к непрерывному променаду, а скорее наоборот, заставляет задуматься, стоит ли идти дальше.
К тому же до недавнего времени вдоль набережной была проезжая зона. В мире вы не найдете примеров, чтобы набережная в таком красивом, значимом месте была бы совмещена с дорогой для автомобилей. Но в период подготовки и проведения Игр это было необходимо: дорога связывала грузо-пассажирский порт со стройплощадками и выполняла технические функции. Сейчас на порт нет такой нагрузки, как во время подготовки к Олимпийским играм, поэтому мы предложили сделать проезжую часть пешеходной, прогулочной.
Территория грузо-пассажирского порта — стратегический объект, огороженный со всех сторон, в этой зоне доступ к морю до сих пор ограничен. Ограничивает доступ к морю и берегоукрепление, возведенное в форме бетонной стены, оно частично загораживает вид на море.
Как видите, всё вышеперечисленное не совсем отвечает стандартам пространства, удобного для жизни, поэтому в основу концепции мы заложили решения по оживлению среды.
Будущее решение
Мы предложили превратить данную территорию в рекреационную зону, которая сможет дополнить социокультурную среду Большого Сочи. Разработали программу, которая предполагает деление набережной на 6 функциональных зон.
Ближайшая к Адлеру зона — «Камчатка» — зона-хаб, наполненная «быстрыми» сервисами: барами, клубами, пляжем. Она внешняя и выполняет функцию привлечения внимания к другим зонам. Рядом с ней, ближе к олимпийским объектам, располагается зона порта. Так как грузовой порт в таком объеме городу больше не нужен, мы предложили провести бережный редевелопмент, в ходе которого здание морпорта станет культурным центром международного уровня с выставками современного искусства и постоянной фестивальной программой. Прилегающую к порту территорию мы назвали «Арт-квартал». Далее по направлению к олимпийским объектам будет расположен парк культуры и отдыха с собственным пляжем и яхт-центром.
В той части набережной, где вид на море загорожен бетонной стеной, мы предлагаем организовать «высокий берег», подняв променад на высоту волнореза. Последний участок набережной — это площадка пляжных видов спорта и активного отдыха, которую мы назвали «Олимпийский пояс» из-за непосредственной близости к объектам.
Эко реабилитация всего пространства — тоже важный элемент концепции. Для разработки архитектурного и ландшафтного решения мы привлекли китайское бюро Turenscape, которое обладает одной из наиболее современных технологий работы с территориями у воды. В Сочи команда применит опробованную ими в мире технологию «губки» — систему природных ландшафтов, которые очищают поверхностные стоки до качества чистой воды.
Летом концепция проекта была представлена президенту Владимиру Путину. А затем прошла несколько стадий согласований — на уровне администрации Сочи и Краснодарского края. Наша команда уже приступила к реализации проекта. Мы очень замотивированы сделать проект общемирового значения.

В перспективе набережная курортного района объединит весь имеретинский променад в единое пространство, станет новой точкой притяжения и одним из крупнейших центров развлечений и активного отдыха в Имеретинской низменности.
В конце сентября детализированная концепция набережной будет представлена на Международном инвестиционном форуме «Сочи–2016».
